Understanding the Needs of the Investor
In addition to being a homeowner I am also an investor in real estate myself. I also have helped many clients identify properties, research potential return, and facilitate their subsequent purchase and sale to help build long term wealth. My belief is that despite the ups and downs in the market, real estate is a phenomenal long term investment that remains one of the best ways to build wealth for clients and create a legacy for families.
Notice that I've harped on the idea that it is a long term investment. While I have respect for, and indeed have helped those investors that have a shorter term, more speculative agenda - I believe there are opportunities for both; however, my personal focus is indeed on the long term.
Why Invest in Residential Real Estate?
More people have become very wealthy through investing in real estate than many other investments. The following is a list of what I consider to be the top reasons that investing in real estate helps increase your net worth and ultimately will create the wealth that you desire:
- LEVERAGE. Leverage is the concept of using borrowed money to purchase an appreciable asset (something that gains in value - not your new car!). For example, if you want to put $200,000 worth of stocks into your portfolio, you'll need to come up with $200,000. If you'd like to put $200,000 worth of Real Estate into your portfolio - you only need to come up with $20,000! Moreover, you've got someone else paying your mortgage off for you! Of course, this is over simplified, but you can get the idea.
- PASSIVE INCOME. Owning rental property can provide you with an additional source of income, whether you choose to manage the property yourself or have a management company do it for you.
- TAX ADVANTAGES. There are considerable tax benefits from owning rental real estate. Even those that don't have a positive before tax cash flow can find that after considering taxes - they do.
- APPRECIATION. The increase in the value of the asset is the icing on the cake. While there have certainly been some ups and downs in the market, overall - Real Estate has always been a source of consistent returns.
